Our basic policies

Our first rule is to treat others
as we would want to be treated. |
Johnson Property Policy
All the central heat and air systems are
inspected by our maintenance person and
serviced if needed when we close on each property. All of our properties
are on an
annual bug prevention program with a
professional pest control company. We
lease our
properties at 6 month and 1 year
intervals. We
generally require one half the
months rent as a
security deposit.

We do not allow pets without permission.
Pets are
permitted with permission on a case by case basis.
When pets are allowed there is an additional deposit
required, and additional documentation that must be
signed. If you keep a pet, we require that you follow
all local, state and federal laws regarding leach laws
and the humane treatment of animals. You must also
have all licenses required and vaccinations up to date
to keep a pet. Any known abuse to any animal will be
prosecuted. For additional information on pet policy
see "Pet Addendum" which must be signed
We require the rent to be paid at the first of the month.
A late charge can be assessed, and late payment can be
reason for an eviction. Alterations to the physical property
cannot be made without permission. Repairs can only be
made by persons authorized to do so by the landlord. As
well intended as tenants may be we unequivocally ask
that you do not make repairs.
References are required. Tenants
should consult their
lease agreements, as leases may vary by property.
We maintain our properties in 100% good
condition.
When something breaks or wears out we request to
be notified immediately. You can in turn expect the
process to repair or replace the item to begin
immediately. We have relationships with quality repair
people to assure our tenants of prompt attention to
repair problems. Because of this on going relationship
we can be assured of getting emergency repairs
when needed any time of the day or night. This also is
another reason repairs must be made by authorized
individuals. Our agreements with them do not allow
anyone else to do the repairs.
We stay in touch with our tenants
through the telephone.
We usually get messages from our answering machine
when we are not in. You will find a complete listing of all
the numbers you can reach us at on our businesses cards
and on your lease agreement. Even when we are out of
town we stay in touch with our machine. You can feel
safe leaving a message of importance on our machine.
It will be responded to promptly.
We provide smoke detectors. Working
smoke alarms
double a family's chances of surviving a home fire.
However they require maintenance by the tenant. We
encourage you to do these simple procedures to the
smoke alarms such as testing and replacing batteries.
We also encourage you to keep emergency numbers
near your phone, such as our numbers, police and fire.
We request that the tenant check the
condition of the
furnace filter. The landlord will change the filter for you if
you wish, and the landlord will help remind tenants to check
them periodically, if requested. Changing the filter will
keep the house cleaner and will make the heating and air
unit more efficient, this will save you money on your
utilities. Removing as much dust and dirt from the air in
your home via the air filter will help with allergies also.
You will be shown where the air filter is and how to
change it.
We are good neighbors to all the
communities we have
homes in, and we are good neighbors to the neighborhoods
we are in. This means we keep our properties looking nice
and problem free. We require our tenants to be
considerate, good neighbors also. We encourage you to
become active in
neighborhood watch
programs
if available. Report any suspicious activities in your
neighborhood to the local police.
